We offer a variety of services to support residential and commercial Development Application (DA) and Complying Development Certificate (CDC) processes in NSW, including providing initial guidance and preparing detailed reports to complement development proposals.

How to Lodge a Development Application
You must submit development applications (DAs) online via the NSW Planning Portal.
Register for a NSW Planning Portal account to complete the online DA form.

A completed DA will generally include:

a description of the development
-
estimated costs
-
any necessary specialist reports
-
the council’s DA form and checklist
-
all matters required for a DA in the approved form on the planning portal as required by the Environmental Planning and Assessment Regulation 2021 (EP&A Regulation)

the required DA fee.
Statement of Environmental Effects
The SEE explains the purpose of your proposed development, its potential environmental impacts, and measures to mitigate them.

Preliminary Planning Report/Assessment
Overall analysis of how your project stacks up when the relevant SEPP/LEP/DCP controls are applied.

Architectural Drawing Set for DA Lodgement
So council can fully understand your development and assess its possible impacts, various plans and drawings are required.
