In July 2025, the NSW Government launched the Housing Pattern Book, a curated collection of eight architect-designed, low‑rise home templates for dual occupancies, terraces, townhouses, and manor‑house apartments.

These designs are built to be adaptable, sustainable and cost-effective. They are endorsed by the Government Architect NSW and come with integrated landscape plans and technical documentation.

Fast-Track Your Approval

The Pattern Book designs benefit from a new complying development pathway.

 

If your project adheres to the specified designs, a Complying Development Certificate (CDC) can be issued within 10 days, significantly faster than standard timelines.

These plans are pre-assessed to meet the Low and Mid-Rise Housing Policy requirements making them CDC-ready and streamlining the planning process.

The Pattern Book includes eight flexible designs suitable for a range of needs:

  • Dual Occupancies (semi-detached homes)

  • Terraces (attached dwellings sharing walls)
